Well, I'll be darned. Gail Shultz has surfaced again. It's comments are below. My goodness, it has been so long since such I have seen such snippy comments. I used to see it around occasionally scrounging at whatever it could. it is generally a cowardly trouble maker. No one knows what a Gail Shultz is. I tried to get a lead on it's presence in Rowlett, but all I got was a street name and a message warning of child molestation. Well, I don't know about the child molestation, but be assured that a Gail Shultz isn't a real thing..........well, maybe an arrogant, egotistical, self centered, pompous ass. I should put my P.I. on the case. Please read the comments below, then I'll talk about them.
Apparently you aren't aware of everything that goes on the Dallas housing market. A presentation was given to the Dallas Regional Chamber of Commerce in early November titled "Dallas-Fort Worth Housing Market Update 2014 Q3". In that presentation there is a chart which shows the 2013 median home price in Rowlett to be $307,700 and the 2014 median home price in Rowlett to be $360,400 - roughly a $60,000 increase. The presentation was done by MetroStudy Analytics. I'm sure with all of your knowledge and contacts you can obtain a copy of it. I'm also sure that when you do you'll offer My Grabenhorst the apology you owe him. While you;re at it let your friends over at the Dallas Morning News know that they missed it since you are certain they would be reporting it.
I'll be surprised if this comment ever makes it to your blog though as I'm sure you have them moderated.

Be assured, I don't know everything that is going on in Dallas housing market, but I know the important stuff. So, I guess it's use of the word "Apparently" is appropriate. I don't usually go to the Dallas Regional Chamber of Commerce meetings. Does Gail Shultz? Why?
However, I do happen to know the Metro-Study people rather well. They're pretty good at what they do, so I don't know whether to blame them or you for your incorrect statements about Rowlett's housing prices. You must have gone to sleep in the Metro-Study presentation. You cite 2013 houses selling for approximately $300K and 2014 homes at $360K. There is a very key word you left out. That word was "new." I have personal knowledge of the Lennar subdivision at Chiesa and Liberty Grove. In 2013, their prices were averaging just over $300K. They only had 49 lots and sold out around the end of 2013. However, they had started their new subdivision On The Lake and those prices were averaging around $360K. These two subdivision support your and Mr. Grabenhorst's position. HOWEVER, those numbers do not represent all house sales in Rowlett in 2013 and 2014. I need not apologize to Mr. Grabenhorst. His comment was correct. His only sin was to leave the listener with the impression that all of Rowlett was reflected in those numbers. That is very misleading. Your comment about housing prices is wrong..........unless you insert the word "new" in your claim.
Many.....most homes that were sold in Rowlett in both 2013 and 2014 were less expensive than $300K. Lennar probably had the most expensive tract homes in Rowlett. The many houses priced below $300K would certainly dilute the number. Other than a few, very few, custom homes would be more expensive than Lennar's homes. Even the laws of probability are against your claim. In regards to your snipe at Dallas Morning News, Steve Brown, the real estate editor, has demonstrated far, far more knowledge about real estate than your inept commentary ever did.
I haven't seen any numbers lately, but I would estimate the average house sales price in Rowlett to be a little over $230K in 2013 and about 8-10% higher for 2014. That is good healthy growth. Surrounding towns are doing better, but we aren't doing too bad. It could be better......should be better.
I have all comments addressed to this blog automatically post. I don't hide anything from anybody. You were wrong there, too. Don't you ever get tired of being wrong?
